OUR PROCESS

Here are the services, general pricing and the level of expertise you can expect when you work with me, Perry the Property Manager, and my team at Signal Property Management.

What we manage

We work with both annual and seasonal rentals. A lease that is less than 181 days is considered seasonal. To maximize your profitability, we always recommend an annual lease.

How we find tenants

We find qualified renters though both traditional and digital means such as the local Multiple listing service (as referrals), social media and other forms of digital advertising, and though our wide network of real estate professionals and networking partners.

How we qualify tenants

Once we have identified prospective tenants, a thorough background check and credit check is performed at no cost to you. We also interview and identify any other issues that may be a concerning factor, such as having a good relationship with neighbors,respect for your property, and being trusted enough to report a maintenance issue in a timely manner. Should you want to be involved in this selection process, we welcome your involvement, or you may rest easy in leaving it to our highly competent

Leasing & moving in

Once an ideal tenant is identified, a detailed lease approved by the Florida Real Estate Commission (FREC) is put into place with the tenant. At lease signature, we will collect the agreed upon fees as per the market and your needs.We also require a detailed signed move-in report from the tenant acknowledging current conditions of the property. This allows us to determine any possible damage and make a security deposit claim on your behalf at the end of the lease term.

Rent collections

It goes without saying that rent collections are our highest priority. Rent is due on the first of each month. Should the tenant fail to make payment upon day three (3), we will take the proper, legal means to issue notices and contact the tenant.Finding the right tenant is critical to avoid evictions later, but sadly sometimes situations arise due to divorce, loss of employment or other unforeseen circumstances. Rest assured should an eviction happen, we have trusted attorneys that can handle the eviction swiftly, economically and promptly. While this is a rarity, our team is prepared to handle it with no stress or worry for you.

How are you paid?

Once all fees are collected for the month, a statement will be provided to you around the 15th of each month. We also offer banking and accounting information in real time though Buildium, our online portal, so you may log in to see your account and details.Should you have any special deposit requirements, please let our team know in advance.

Maintenance Issues

Our team only uses the most qualified, trusted and vendors available in Southwest Florida. Our network is wide and long-term, so our team knows who to trust to ensure the work is done properly at a fair price as determined by the market for that service.One of the benefits of using our firm is that we will personally handle and oversee any maintenance requests and issues as if it were our own property. Another benefit for you is peace of mind knowing that our team will select the right vendor and expertise for the job, avoiding any issues later. Of course, before any work is performed, you will approve all work and fees in advance.

What are the fees for your services?

Once the property is rented, we collect one half of one month’s rent as our fee to market your property and find a tenant. If we take over a property that is currently rented, this fee is waived. From there, we collect ten percent (10%) of all rents received.Finding the right tenant is critical to avoid evictions later, but sadly sometimes situations arise due There is also a $50.00 one-time fee to legally prepare the lease agreement through our attorney. to divorce, loss of employment or other unforeseen circumstances.
